Property Line Fence Calculator: Materials, Cost & Rules

Before you build along a property line, confirm exactly where the line is. A survey or your plat map can save you from building on a neighbor’s land. Many homeowners set the fence a few inches inside their own line to avoid disputes.

Get a survey

Look for corner pins or order a survey if they are missing. A survey often costs a few hundred dollars, far less than tearing out a fence built on the wrong side of the line.

The finished side

Many towns and HOAs require the finished, “good” side of the fence to face the neighbor or the street. Even where it is not required, it is a common courtesy.

Sharing the cost

If your neighbor agrees to a shared fence, get the agreement in writing: who pays what, the style, and who maintains it. Some states have “good neighbor” fence laws that cover cost-sharing.

Example: 200 Feet of Wood Privacy

A typical property line fence of 200 feet using wood privacy fencing needs about 28 posts (including one gate) and 56 bags of concrete, with materials around $3,000–$5,000. Change the length and type in the calculator above to match your project.
